Operators · Deal architects · Clean exits

Beyond the pro forma:
Way-Ya-Go

We do not operate as wholesalers, retail buyers, or flippers. We are transaction facilitators and deal architects. Operator-to-operator. No Zoom theater.

The Glitch Thesis is simple: the glitch is the equity. Retail buyers hunt a stabilized pro forma. We hunt the hidden technical, financial, or regulatory failure that kills a bank deal — then we diagnose it and cure it. That gap is where a fair exit and a financeable machine both live.

Mike Johnson runs the desk: commercial construction project manager, certified private money broker. Twenty years in the dirt. We charge a 1.9% transparency premium at closing — framed against a 6% broker cut on a deal that often never funds.

What we actually do

Four lanes. Same desk.

Cure the infrastructure

Septic solids migration, water PSI blowouts, 30-amp pedestals failing NFPA 1194. We quantify the CapEx before a buyer does it against you. See the Glitch Fixers.

Rebuild the numbers

Purple-crayon P&Ls go in the trash. 50% expense floor. Add-backs for owner trucks and one-time CapEx. True baseline NOI, not a story.

Structure the stack

Hybrid carry, subject-to, installment sale when a bank holdback would trap the equity. Cash if you need out. Full carry if you want income without the 2 a.m. calls.

The 4 D’s

Death, divorce, disability, desire to retire. Life should not trap twenty years of dirt behind a leach field. We build the bridge or we tell you the asset is dead on arrival.

Who this is for

Mom-and-pop owners ready to sell or retire. Tired is human. Tired is also a discount. We are not listing your neighbor’s park as ours. Send the last twelve months and the rent roll.
